Status reflects the documents and dates on file — not an opinion on whether a vendor's coverage is adequate. Vigently is a document-tracking service, not an insurance adviser.

Vendor compliance eats a week
you don't have

Every property manager runs the same manual process — and every month, something slips through.

Endless email follow-ups

Chasing the same vendor for the same certificate, month after month.

Manual spreadsheet tracking

Expiration dates buried in a spreadsheet nobody remembers to check.

🔍

Certificate reviews

Reading limits, endorsements and named insureds by hand, one PDF at a time.

Expired coverage risk

A lapsed policy you don't catch until something goes wrong on site.

It's hours your operations team could spend on anything else.

Compliance uncertainty

We read the whole document,
not just the front page

We record the coverages, limits, dates and endorsement forms shown on each certificate — and surface what's missing or expiring against the requirements you set. You decide what those requirements are.

01 — Coverages, limits & dates

Every figure on the certificate, recorded

We read the General Liability, Workers' Comp, Auto and Umbrella lines and record the carriers, policy numbers, limits and dates exactly as they appear on the document — then track every expiration and flag it against the requirements you've defined.

02 — Endorsements & exemptions

We read the pages
behind the checkbox

A checked box on the certificate isn't the endorsement itself. We look for the actual form numbers in the attached pages and record which ones are present — and we cross-reference workers' comp exemptions against state public databases where available.

03 — Reminders & renewal chasing

We chase every renewal
so you don't

Reminders go out at 30, 15 and 5 days before a document expires — in English and Spanish. If one lapses, we flag it to you the next day so you can decide what to do, and we keep chasing until the new certificate is on file.

A better way to track
who's covered

We spent time inside property management offices and saw the same thing everywhere: someone's afternoon lost to chasing a certificate that should have renewed itself, a spreadsheet with dates nobody trusts, a vendor showing up on-site with coverage nobody checked.

Vigently is what we built to fix that. It's early, and we're building it with a small group of firms who deal with this every day — not for them, with them.

If that sounds like your office, we'd like your help shaping what this becomes.

No. Each vendor gets one link. They upload their certificate, we take it from there. The portal works in English and Spanish, so vendors can respond in whichever language they're comfortable with.
We send reminders at 30, 15 and 5 days before expiration. If a certificate lapses with no replacement, we flag it to you the next day so you can decide how to handle it — and we keep sending reminders until the new certificate is on file.
The core is the ACORD 25 certificate plus its endorsement pages and workers' comp exemption certificates where applicable. Higher tiers add W-9s, state license status and other vendor documents.
Most built-in trackers store the PDF and an expiration date. We read what's inside the document — the limits, named insured, endorsement forms and exemptions — record them, track the dates, and chase the renewals. It's the difference between a filing cabinet and an active tracking service.
A flat monthly subscription based on your vendor count, with no per-vendor fees and no long-term contract: Starter is $29/mo for up to 50 vendors, Professional is $59/mo for up to 500, Business is $99/mo for up to 1,000, and Enterprise is $199/mo for unlimited vendors. See Pricing for details.
No. Vigently is an administrative document-tracking service. We record what appears on your vendors' certificates, track expiration dates, and send reminders. We don't advise on whether any coverage is adequate, recommend limits, or tell you whether a vendor is properly insured — those are decisions for you and your licensed insurance agent and attorney. "On file" means the document exists and its dates are current; it is not an opinion about coverage.
Yes, any time, from your account settings. Subscriptions are billed in advance and are non-refundable, but you'll keep full access through the end of your current billing period — no long-term contract required.
